Finding a good real estate professional requires doing a little research and asking questions. You don't need to start out by knowing everything about the selling process but the Realtor® does know and you can benefit. The most important thing is hiring a Realtor® that you feel comfortable with and where you trust. If you don't feel comfortable asking a hard question, keep looking. You want a Realtor® that you can effectively communicate with and one that can explain things so that you understand. Some questions you may want to ask is: Are you in the real estate industry full-time? Are you knowledgeable with this area? What is the current market indicators? How many properties have sold in this area in the last 3 months that are similar to mine? How many properties are currently listed for sale in this area? What is the average listing price for properties that are similar to mine? How do they differ and what is the traffic through them? Do you have a marketing strategy? How will you expose my property to the public? What should be done before your 'for sale' sign goes up? Why do you think you are the best Realtor® for this job? NEVER choose a Realtor® on price alone. If your property does not entice attention within two weeks, the cause can most likely be attributed to one of these three factors: location, condition, or price. The location cannot be changed. Consider examining the condition of the property or re-evaluating your price and marketing strategy. Ask your Realtor® to explain why no action.
